Hello, I'm Randy
I help buyers and sellers in Saint George and across Southern Utah. I've been a licensed REALTOR® since 2007, and I'm known for my patience and for helping people find the right home for their needs. My family and I moved south in 2017 to get away from the snow and winter traffic in the Salt Lake Valley and to enjoy the red rocks and vistas of this amazing area, and I'd love to help you settle in and enjoy them too.
My approach is simple. I want you happy and excited at closing, whether you're moving in or moving on. That means answering your questions quickly, keeping you informed at every step, and helping you make a confident decision.
Southern Utah Homes
I'm a member of the Washington County Board of Realtors, which gives me full access to the listings in Washington and Iron Counties. I'll help you see everything on the market, not just a portion of it.
If you know someone looking for a home in Southern Utah, I'd be glad to take care of them too.
Buying a Home to Use as a Rental?
I help buyers find vacation homes, condos, and investment properties in Washington and Iron Counties that can work as nightly or long-term rentals. Rules differ by city, neighborhood, and HOA, so I help you confirm where short-term rentals are allowed before you fall in love with a property. I don't manage rentals, but I can point you to local property managers if you need one.
Buying for a student? I can help you find a home close to the Utah Tech campus that you could rent to other students.

Buyer Resources
- Home Buyer's Guide
Your guide to the process, from pre-approval to closing. - Offer Accepted, Now What?
What to do in the days and weeks after your offer is accepted. - Home Inspectors
Three local inspectors I've worked with. You're never required to use them.
Home Inspectors
Larry Morrison, CMI
Bryce and Thomas Tadd
Brian Healy, CMI
You are not required to use any of these inspectors. Inspections are your responsibility, and the buyer chooses and pays for the inspector. The fee is normally collected ahead of time or at the inspection. The inspector will usually do the inspection first and have you join near the end to walk through the findings, then send a full report with photos. I'll help the inspector get access to the property and coordinate scheduling with the sellers and their agents. Inspections are normally done early in the buyer due diligence period so there's time to negotiate. Lenders usually don't schedule the appraisal until after the home inspection.
